Signs You Need a New Roof from inside the Attic
Before you get on the roof, check the attic for signs of leaks. Do you see dark streaks or stains on beams or walls? Do you see light shining through the roof boards? These are signs that you need a new roof.
How Old is the Roof?
Think about the age of your roof to decide whether it’s time to replace it. If you have an asphalt roof that is approaching 20 years old, you should be preparing to replace your roof soon. Roofs made from metal, slate, or tile and concrete will last much longer, but still need to be monitored.
Inspect Roof Flashing
It’s important to check the metal flashing around skylights, vents, and chimneys. Flashing seals the seams from rain. Look for any breaks or cracks that can lead to roof leaks. An older home may have tar or cement flashing. It’s a good idea to upgrade these older materials to metal flashing.
Signs That You Need a New Roof: Sagging
Inspect the roof for any signs of sagging or rotting boards. It’s especially important to look at the roof’s lowest points for sagging issues. Sagging roofs are at risk for collapse.
Do You See Moss on the Roof?
Moss growing on the roof means the roof is harboring moisture. Fungi and mold suggest the same issue. If you catch moss early enough, then you can remove it with a stiff brush. However, moss on the roof may point to other damage that roof moisture causes.
Damaged Shingles are Signs That You Need a New Roof
Always inspect the shingles after heavy storms. All the shingles should be lying flat against the roof’s surface. You need a new roof, or at least some repairs, if you see buckled, curled, cracked, damaged, or missing shingles. Look over the downspouts and gutters. If you see shingle granules in those areas, then the roof is nearing the end of its life.
Look for Interior Water Stains
Look inside your home for potential roofing problems. Inspect all ceilings for water stains. Check if there are dark streaks running down walls. If you see any stains or streaks, then you need to investigate the cause. Those stains are coming from a leak somewhere in your home. It may be water leaking through your roof and into the walls or ceiling. Look out for blistering, swelling, or peeling paint.
